Purchasers must abide by the covenants listed below:

  1. Not to clear and utilize more than twenty five percent (25%) of the said land for the purpose of the constructions of buildings thereon and the laying of necessary infrastructure. 

  2. To landscape the said land with native and other horticultural plants particularly in areas devoid of trees. 

  3. To maintain the vegetation along the river front as much as possible in its natural state and to limit the maintenance thereof to trimming and pruning. 

  4. To leave sixty six (66) feet along the edge of the river as a public reserve and not to plant any permanent trees thereon. 

  5. To utilize all cleared vegetation either as mulch, compost or landfill. 

  6. Not to allow or permit any household drainage pipes to empty directly into any wetland area or into any other water body or surrounding environs. 

  7. To lead all drainage pipes to adequately designed and constructed soak-a-way or leach fields. 

  8. To obtain all relevant permissions approvals or licenses prior to the construction of any buildings. 

  9. Not to construct any buildings with setbacks of less than ten feet from the perimeter of each lot. 

  10. To design and construct all residential buildings and erections as to enable them to withstand or minimize the impact of hurricanes and floods upon them and to install at least one fire extinguisher in each building. 

  11. Not to construct any residential buildings exceeding two stories or floors. 

  12. To construct cisterns for the storage of rainwater as a supplementary source of water. 

  13. Not to burn any man made waste or garbage upon the said lot. 

  14. To limit the burning of vegetation and other materials to locations that will not present a danger to wildlife or forested areas and where it will not result in the pollution/contamination of the surrounding environment. 

  15. Not to start any fire within one hundred (100) feet of any standing timber or flammable growth. 

  16. To start fires only under the supervision of personnel trained in the use of equipment and methods of controlling fires. 

  17. To utilize adequately sized sealed, multi-chambered septic systems made, preferably from materials used in rotoplast tanks or fiberglass tanks, with further treatment through the use of evapo-transportation garden beds for sewage disposal. 

  18. Not to utilize any other system of sewage disposal save and except with the prior written consent of the Department of the Environment. 

  19. To install grease caps upon all kitchen sinks and not to dispose of any grease or oils in drains. 

  20. To store all hazardous waste, batteries, used oil, grease and chemical wastes such as paints, thinners acids etc in a special containment area for transportation to appropriate sites designated by the Department of the Environment. 

  21. To separate garbage into organic and inorganic wastes and to recycle organic waste where feasible. 

  22. To utilize energy provided by B.E.L. and supplemented where feasible by solar energy. 

  23. To store and dispose of all batteries utilized for solar generation of energy in a manner and at a site approved by the Department of the Environment and to deposit all fuel/oil filters and empty containers in special receptacles. 

  24. To install all back-up generators in soundproof facilities. 

  25. To adopt proper measures to avoid fuel and or oil spills. 

  26. To clean up all oil spills as early as possible and to report them to the Department of the Environment. 

  27. To store any fuel (butane, diesel, gasoline, etc.) where applicable in compliance with the guidelines of the Department of the Environment and the National Fire Service and in storage tanks with containment bonds of at least 110% of the total capacity of the largest tank. 

  28. Not to interfere with or alter any natural features of national significance within the property such as caves/sinkholes, valuable or endangered flora. 

  29. To report to the National Institute of Archaeology and the Conservation Unit of the Forest Department the discovery of any natural features of national significance on the property. 

  30. To refrain from effecting any further development of the property upon the discovery of any natural feature of national significance until approval is granted by the relevant agency to resume such activities. 

  31. To employ only those laborers who are entitled to work in Belize. 

  32. To ensure that all employees work in a safe and healthy environment and that they have access to potable water, rest-room facilities and adequate accommodation.
